A Weber County real-property appeal starts with the county Board of Equalization, not with the State Tax Commission. The filing needs to say what the property was worth on January 1, 2026 and show why that requested value is better supported than the county’s proposed value.
The deadline comes from two facts. Weber County’s short 2026 filing line says September 15. Utah law and the county’s Assessor guidance use the later of September 15 or the last day of the 45-day period beginning when the county auditor provides the valuation notice. Keep the notice and identify its date before deciding which deadline applies.
The 2026 county filing page asks for the parcel number, physical address, Weber County’s January 1 value, the owner’s requested value, the appeal reason, and supporting documentation. Online filing is the default. For a person unable to use the online system, the page also provides email, mail, and in-person routes. Whichever route applies, keep a complete copy of the packet and evidence that the county received it.
Build the evidence around the selected reason. Weber County identifies comparable properties, a recent arm’s-length purchase, a recent appraisal, income and expense records for income property, documented natural-disaster or access damage, qualified-real-property treatment, and factual property-record errors as possible routes. A nearby listing is not automatically a useful comparable; the packet should explain the similarities, differences, sale timing, and requested value.
After the regular window, Weber’s late lane runs from September 16 through March 31 following the appealed year. It is narrow: submitting within those dates is not enough by itself, and the application must meet a high qualifying threshold. Neither submission nor acceptance settles the property’s value.
There is also a stale form warning on the live Clerk/Auditor page. Its downloadable late-form link still displays a March 31, 2025 label. Do not treat that label as a current 2026 form. Use the live county filing page or contact the county office for the current late packet and delivery instructions.
Before filing, save the valuation notice, parcel record, county and requested January 1 values, appeal reason, supporting documents, and delivery receipt. Confirm the notice-based deadline, open the current Weber County route, and make sure every uploaded or delivered document can be matched back to the parcel.
