Utah County’s valuation appeal is for a taxpayer who believes the assessed market value is wrong. If the value is accurate but the concern is the tax amount or a taxing entity, the county routes that question somewhere else. An appeal does not promise a lower tax bill.
The current ordinary deadline is September 15. A late appeal may be filed by March 31 only when additional criteria are met and the board accepts it. That is a limited second doorway, not an automatic extension.
Build the filing around the property and the value being requested. Utah County asks for the parcel and address details, the county’s value, the requested value, an appeal reason, and property-specific supporting documentation. Saying only that the tax feels high does not answer the valuation question; the packet needs to show what value is supported and why.
If the Utah County Board of Equalization issues a written decision and the disagreement continues, the next appeal uses form TC-194. File it with the County Auditor within 30 days of the county decision date. The county then forwards the record to the Utah State Tax Commission.
