Washington County well and septic checks

Before relying on rural-property paperwork, trace the water right, well history, current lab result, wastewater authority, and onsite-wastewater review as separate checks.

A well log is useful as a history of covered work, but it does not settle the whole property-water question. For a Washington County property, check water-right title, current drinking-water quality, and septic approval separately before making a property decision.

Use the Utah Division of Water Rights search to find the water-right number and scanned documentary file. If the database summary conflicts with that file, the documentary file generally controls. For a perfected water right, verify title through the appropriate county recorder. A perfected water right can be conveyed separately from the land, and updating the Division’s ownership record is not a title guarantee.

Well paperwork covers construction, not every water question. Regulated well construction starts with a valid water right and approved start card and uses an appropriately licensed constructor. The applicable well, pump, or abandonment log is filed after covered work. Those reports may record construction, geology, water levels, pump data, and water-quality information from the work, but they are not current drinking-water tests. Private wells and springs are not regulated by Utah’s Division of Drinking Water; use a Utah-certified laboratory for current testing and check local health rules.

Septic approval runs through Southwest Utah Public Health under Utah’s statewide onsite-wastewater framework. A permit and approved design are required before installing, replacing, or modifying a system. Review starts with a complete application package, and a Utah-certified onsite professional must complete the soil and percolation testing before design or installation.

For an existing-system location request, provide the property address, parcel or tax ID, approximate year built, and an email address. For a Washington County permit, the checklist also requires written approval from the applicable wastewater authority. If the property will use non-public water, the listed materials include proof of the owner’s water right and an established protection zone, the official well log, satisfactory chemical and bacteriological analyses, and the required pressure or flow verification.

No single record is parcel approval. The actual water source, water-right title, sewer availability, wastewater authority, and septic feasibility remain address-specific. Start with the parcel number and address, save every water-right and well document, and ask Southwest Utah Public Health which checklist branch and wastewater authority apply. Use the live health-department pages for current forms, fees, laboratory requirements, and inspection steps. Open the city or county land-use and building route separately; health approval does not decide zoning, building, utility, or fire requirements.
